Every contract is composed for one home: it holds what the home lacks, nothing that would clutter it. These are the pieces of the atelier, in the order they come into play: the method in eight steps. The rate is the same for everyone, 20% VAT included; what varies is the scope.

  1. 01

    Rental study

    A rental range by season — low, mid, high — with the assumptions written down: comparable homes in the area, distance to the sea, parking, aspect, condition. It is the starting point of every contract, and the only piece we hand over before any collaboration. You receive it within days of the visit.

  2. 02

    Works & furnishing audit

    We walk the home room by room: what must be redone before opening, what can wait, what is not worth the spend. Bedding, sofa, lighting, curtains, tableware, small appliances: each item gets an envelope. We can coordinate craftsmen and deliveries; you keep the decision.

  3. 03

    Staging & photography

    A place is photographed at a precise hour, shutters open, linen taut, nothing superfluous on the surfaces. We prepare the house, then the images are made without filters or a lying wide angle: they must look like what the guest will find on opening the door. The same photographs serve the listing and the guest book. Why the hour matters: what the photo angle changes.

  4. 04

    Multi-platform listings

    A text written for the home, in French and in English, that states the real distance to the beach and the real number of steps. Publication on Airbnb, Booking or the other platforms that matter for this kind of home, a synchronised calendar, legible house rules. We answer enquiries the same day, evenings included.

    Calendar & pricing discipline

    Prices follow the season, the coast’s events and real demand, week after week. Minimum stays, last minutes, low season: every setting is thought out for your home, not copied from the neighbour’s. Your own dates are blocked first and remain yours.

  6. 06

    Check-in / out & guest book

    A welcome in person when possible, a secure key box when simpler; a late arrival is planned for either way. The guest book says what matters: the house, the neighbourhood, the instructions, our addresses. On departure, a check and a word if anything is missing.

    Linen & housekeeping

    Hotel linen laundered professionally, beds made square, towels per person, full housekeeping between every stay with a checklist. A welcome kit awaits every guest: coffee, sugar, kitchen paper, toilet paper, toothbrush and toothpaste; like the linen and consumables, it is covered by the cleaning fee paid by guests. The standard is written and the same for every residence; the partners who apply it are chosen for that.

  8. 08

    Maintenance

    A boiler, an air-conditioning unit, a cistern: small breakdowns are fixed quickly, with craftsmen we know. Heavier work is proposed to you with a quote; nothing is committed without you, emergencies aside.

    On-call line

    During stays, a line guests can reach and a clear procedure: who goes, within what time, who informs the owner. A key lost at midnight must not become a sleepless night for you.

    Reporting and owner area

    Each month, a legible statement: nights, revenue, costs, incidents, our word on the month, with our invoice and its receipts. Between statements, your owner area online: the calendar kept up to date, quotes to approve, property upkeep and a direct line to us. Each season, a conversation to decide on the next: prices, works, calendar. You see what we see.

    The guest “experiences” layer

    On request: groceries before arrival, a table reserved, a few addresses on the coast we love, a day at sea or a treatment at home by chosen partners. Discreet, never imposed, settled separately.

One commission: 20% of rental income including VAT, with set-up on us (our pricing). The rate is the same for everyone; what varies with the home is the scope (pool, garden, à-la-carte services) and the calendar. The proposal that follows the study sets it out in writing. Your rental income is paid straight to you by the platforms.
