To compare

Comparing management fees: with or without VAT, set-up fees, cleaning.

Rates advertised by management companies cannot be compared as they stand: some are quoted before VAT, others with VAT included, and 20% before VAT makes 24% once VAT is added. Before comparing, always check three things: whether the rate includes VAT, whether there is a set-up fee, and who pays for cleaning. How to read a rate, and seven questions to ask before signing: Airbnb management fees, with or without VAT.

With us, the answer fits on one line: 20% including VAT, no set-up fee, cleaning paid by guests.

An example to set ideas: a month in which the platforms pay you €2,000 of rental income, after their fee and excluding cleaning, means a €400 commission, VAT included. The platforms pay your income to you; we invoice our share.

Questions

Questions about pricing.

What is the 20% calculated on?

On what the platforms pay out to you for each stay, after their own fee and payment charges, less the cleaning fee and the tourist tax. If you declare VAT, it is taken out too. A cancelled stay that is still paid counts, without cleaning. Your statement shows the calculation, stay by stay.

Is the commission charged on cleaning fees?

No. Guests pay the cleaning fee with their booking, and the platform pays it out to you with your income. We invoice it back to you at the same amount, on our monthly invoice. At each stay, it pays for cleaning, linen, the welcome kit and consumables: nothing else is charged to you for them. As on the rest of the booking, the platform takes its fee on the cleaning fee; our estimator allows for it.

Is there a set-up fee or a subscription?

No. The study is free, getting started (photographs, listings, going live) is on us, and there is no subscription: only the commission on rental income.

What if my home is not booked one month?

No booking, no commission. Our pay follows what your home earns; that is also why we keep pricing and the calendar in hand every week.

Who collects the rent?

You do. Airbnb, Booking and the other platforms pay your income straight into your account, cleaning fee included; we invoice our commission and that cleaning fee separately. When the platform does not pay the tourist tax to the commune itself, it is included in its payout: your statement shows the amount, to be paid to the commune. You remain the host.

Can I keep my own dates?

Yes. Your dates are blocked first in the calendar, and you can add more by letting us know.

How much could your home earn?

The study gives you an income range by season, before any commitment. One visit, nothing to sign. Meanwhile, simulate your net income in one minute.
