Airbnb management · Nice. A winter resort that took to summer.

CA Conciergerie offers holiday rental management in Nice, from the lanes of the Old Town to the hills of Cimiez, and from the port out to the districts by the airport, for 20% of rental income, VAT included. Here, demand does not stop when the summer ends: the address sets the price, and care decides between two neighbouring listings.

Who stays here

Who stays in Nice: a city visited in every season.

Nice was a winter town first. UNESCO inscribed it on the World Heritage List in 2021 as the winter resort town of the Riviera, and the habit has stayed: winter still brings guests for several weeks at a time, and February belongs to the Carnival.

In spring and autumn the city lives on short stays. A weekend that begins at the airport, with the tram running on to the centre and the port; a conference at the Acropolis convention centre; a business meeting in the Arenas district. June brings the Monaco Grand Prix, some twenty minutes away by train, July the jazz festival on Place Masséna.

Summer resembles the rest of the coast’s, only denser: families, groups of friends, travellers on their way to Corsica, or linking Nice, Monaco and the hinterland. Competition is keener than elsewhere and comparisons faster: an average home gets lost here, a well-kept one stands out.

How much does our management cost in Nice?

CA Conciergerie offers holiday rental management in Nice for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

The curve in Nice has the same shape as along the rest of the coast, but its calendars stay fuller than in most coastal towns, winter included. January is the quietest month; February picks up with the Carnival, June with Monaco and the conferences, and September stretches the summer. For a home in Nice, the question is not how to fill the winter, but how not to sell it off cheaply.

Neighbourhoods

The neighbourhoods of Nice: five cities within one city.

  • The Old Town and the portPedestrian lanes, Cours Saleya, Place Garibaldi, the harbour quays. Demand is strong all year, nights shorter: late terraces, deliveries and bin collection at dawn, stairs without lifts. A quiet, air-conditioned flat makes the difference here, and is priced accordingly.
  • The Carré d’Or and the PromenadeBelle Époque buildings between the Promenade des Anglais and Boulevard Victor-Hugo, often with a lift, sometimes with the bay in the windows. Nightly prices are among the highest in the city, and so is the traffic; parking is rare and has to be booked.
  • The station, Jean-Médecin and LibérationThe Nice of the Niçois, served by tram line 1, with the Libération market and the food hall of the Gare du Sud. Calendars fill almost as well as on the seafront, at more reasonable prices; the sea is within walking distance, but not next door, and the listing must say so.
  • Cimiez and Mont BoronThe hills, to the north and the east: villas, large bourgeois apartments, gardens, views. Longer stays, families, guests escaping the noise. A car or the bus becomes necessary, and this is where large homes do best.
  • Towards the airportFabron, La Californie, Sainte-Hélène, the Arenas: the quiet end of the Promenade and the business district. Business travellers, early flights, families who would rather have the beach than the bustle. The tram and the airport are close; the Old Town less so.

What lets well

What lets a flat in Nice: details show up in the reviews.

  • A tram stop within walking distanceMany guests come to Nice without a car. A few minutes from a stop, the home is reached from the airport or the Old Town without a taxi, and one line in the listing is enough to say so.
  • A lift, or the truth about the stairsMany older buildings have none. A fourth floor without a lift does let, provided it is announced and priced accordingly.
  • Air conditioning and quietSummer nights are hot, the streets lively. Quiet air conditioning, double glazing, a bedroom on the courtyard: often what separates an average rating from a very good one.
  • Real winter comfortFor stays from January to March: efficient heating, a warm duvet, a washing machine, a table to write at. Guests who stay a month read those lines before they look at the photos.
  • A parking space, if possibleRare in the centre, it reassures guests who arrive by car. Without one, the listing names the nearest public car park, and what it costs.
On the ground

Managing a home in Nice from Villeneuve-Loubet.

The centre of Nice is twenty-five minutes from our base outside the rush hour, considerably more at office hours; the train links Villeneuve-Loubet-Plage to Nice in about twenty minutes. We plan arrivals and cleaning around those journeys, and around the days when the city rearranges itself: Carnival parades, concert nights on Place Masséna, races along the Promenade.

In the Old Town, cars do not reach the door: we arrange to meet guests on a square or at a tram stop, and go with them to the door whenever we can. In the buildings of the centre, the guest book explains the door code, the intercom and the floor, leaving nothing to guesswork.

The standard is the same everywhere: hotel linen, cleaning checked against a list, an on-call line 24/7 for as long as the stay lasts, and a statement at the end of each month. What changes in Nice is the rhythm: shorter stays, so more turnovers and more cleaning, and prices reviewed every week. At the other end of the coast, Cannes keeps a different calendar, set by its conferences. Across the river, Saint-Laurent-du-Var lives on the airport and the companies of the Var plain. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town. The Nice registration number, step by step: registration number in Nice, who and how. And to compare with a long-term let: holiday let or long-term let, the figures for a one-bedroom flat.

Questions

What owners ask us in Nice.

My flat is far from the sea: is that a handicap?

For filling it, much less than people think: in Nice, the station and Libération districts let almost as steadily as the seafront. For the price, yes. We bring forward what the neighbourhood has going for it, the tram, the market, the quiet, and we give the distance to the beach in minutes.

Do the Carnival and the big events change anything?

Prices first: our automatic pricing tool raises them on those days. Arrivals next: on some evenings the streets around Place Masséna and the Promenade are closed, and we warn guests before they go looking for a taxi.

My building has no lift: should I give up?

No. Say it in the first line of the listing, and aim at guests who do not mind: couples, younger travellers, regulars who know the city. The price reflects it, and so do the reviews. What costs dear is the surprise, not the staircase.

How much does your management cost in Nice?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
