Airbnb management · Cannes. A town that runs on the Palais calendar.

CA Conciergerie offers holiday rental management in Cannes, from Le Suquet to Palm Beach, from the hills of La Californie to the beaches of La Bocca, for 20% of rental income, VAT included. Here the year does not follow the summer alone: it follows the conferences and festivals of the Palais, week after week. A flat that is ready for those weeks ends the year with a different statement from one that merely puts up with them.

Who stays here

Who stays in Cannes: badges in May, beach towels in August.

Cannes receives two kinds of guest who barely meet. The first comes to work: developers and investors at MIPIM in March, film people at the Festival in May, advertising people at Cannes Lions in June, shipyards and brokers at the Yachting Festival in September, broadcasters and producers from around the world at MIPCOM in October. They book early, often through their company, and for the whole length of the event.

Their expectations are precise: a bed each when colleagues share a flat, Wi-Fi that holds a video call, an arrival possible late at night, and the Palais within walking distance. Parties, on the other hand, are out, Festival or not: the neighbours are entitled to their nights.

The second comes for the sea. In July and August the town fills with holidaymakers: the Croisette at dawn, the beaches of La Bocca or Pointe Croisette, the boat to the Lérins islands. Between these seasons, Cannes lives on weekends, passing travellers and quieter events, such as the International Games Festival at the end of the winter.

How much does our management cost in Cannes?

CA Conciergerie offers holiday rental management in Cannes for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

Cannes reads differently from its neighbours: over a year, a home here lets for fewer nights than in Nice, but at clearly higher prices. The monthly curve smooths out what makes the town: a handful of weeks when prices change scale, between March and October, with demand falling away quickly in between. The gap between the cautious scenario and the top of the market is also wider than elsewhere on the coast: how those weeks are handled weighs heavily on the result.

Neighbourhoods

The neighbourhoods of Cannes, from the Croisette to La Bocca.

  • The Croisette and the BananeBetween the Croisette and Rue d’Antibes, the crescent the Cannois call the Banane: a few minutes’ walk from the Palais, this is where conference demand concentrates, with prices among the highest in town. In return: parking that is next to impossible to find, security perimeters during the Festival and, until the end of 2028, resurfacing works on the Croisette, in stages and mostly in winter.
  • Le Suquet and ForvilleThe old town on its hill, the Forville market at its foot, the restaurants of Rue Saint-Antoine. Character, views over the bay and the islands, and many steps: you climb on foot, and the lower streets stay lively late into the evening.
  • Palm Beach and Pointe CroisetteTo the east, at the end of the Croisette, a more residential quarter, beaches, and Port Canto, which hosts part of the Yachting Festival. Calmer than the centre, a quarter of an hour by bus from the Palais.
  • La Californie and La Croix-des-GardesThe hills east and west of the centre: villas, residences with pools, views of the Lérins islands. Whole teams rent a house here for a conference, families for the summer; a car or a taxi is essential, and pool maintenance goes into the calendar.
  • La BoccaTo the west, family beaches, a station and more modest prices. Demand is more seasonal and less tied to the Palais; depending on the home, a long-term let can earn almost as much here, and we say so before you sign.

What lets well

What lets well in Cannes: what a conference week demands.

  • The Palais on footDuring conferences, guests count in minutes on foot, not in kilometres. We state it precisely: it is often what decides.
  • One bed per personTwo colleagues do not share a bed. Two bedrooms, or twin beds that can be pushed together, open the home to guests that couples cannot replace.
  • A proper place to workA table, a chair, decent light, Wi-Fi that can carry several calls at once. Companies ask before they book.
  • Cool rooms from springIn May and June the days are already hot and the suits dark: air conditioning is no luxury, even before summer.
  • Late arrivals, planned forFlights and evenings end late. A well-explained self check-in, or someone there to welcome, avoids a bad first impression.
On the ground

Managing a home in Cannes, week by week.

From our base in Villeneuve-Loubet, Cannes is about thirty minutes by motorway outside the rush hour; the train links Villeneuve-Loubet-Plage to Cannes station in about twenty minutes. During the Festival the streets around the Palais close, and the big conferences clog the motorway exits: on those days, we set off earlier.

Conference weeks are prepared months ahead: opening the calendar, minimum stay, prices, then changeover day, when one group leaves in the morning and another arrives in the evening. Cleaning and linen are then scheduled to the hour, with a check before every arrival.

During the stay, the line stays open, night as well as day. Afterwards, the monthly statement shows what each booking brought in, your owner area shows it as the days go by, and the platforms pay into your account directly. Nice, at the other end of the coast, lives twelve months a year (our management in Nice). On the heights, Le Cannet takes the conference overflow; towards Antibes, Golfe-Juan takes the summer families. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town. And to compare with a long-term let: holiday let or long-term let, the figures for a one-bedroom flat.

Questions

What owners ask us in Cannes.

Can I let only during the conferences and the Festival?

Yes. We can open the calendar only for the weeks you choose, and you keep the rest of the year for yourself. You then let fewer nights, but the best-paid ones; and no booking means no commission.

When should the Festival dates be opened?

Early. Companies and production teams often book several months ahead, sometimes as soon as the previous edition ends. We open those weeks as soon as the agreement is signed, with prices and a minimum stay specific to the event, then adjust them as the date approaches.

My flat is in La Bocca: will conference guests be interested?

Some will: those who come by train, or whose budget does not stretch to central prices; Cannes-La Bocca station is a few minutes from the main one. But your best season will remain the summer. The online estimate also compares with a long-term let, which in La Bocca is worth a look.

How much does your management cost in Cannes?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
