Who stays in Biot: village lovers, and the people Sophia brings in.
Biot is known for its glass: the bubbled glass, the glassworks open to visitors, the blowers you can watch at work. People also come for the Fernand Léger national museum, at the foot of the village, and for the village itself, with its vaulted passages, its Place des Arcades and the terracotta jars on street corners. These guests are couples and small families who stay two to four nights, from spring to autumn, and pick a place for its character as much as for its comfort.
The other half of Biot looks nothing like a postcard: part of Sophia Antipolis lies within the town, with its companies, laboratories and a university campus. It brings engineers on assignment, visiting researchers, interns, parents settling a student in. They book on weekdays, sometimes for several weeks, and outside the summer; they ask for a solid connection, a table to work at and somewhere to leave the car.
Summer brings everyone together, and adds families looking for a house with a pool between Nice and Cannes, somewhere quiet, with the beach a drive away. At our simulator’s benchmark, a one-bedroom flat in Biot lets for €68–123 a night, from the cautious scenario of a first season to the top of the market; the table below gives the other sizes.

Biot has about 181 listings of all sizes (AirROI): these figures describe the surrounding area as much as the town itself. First season: a quarter of those homes let for less, as a first season with few reviews would. Top of the market: the rate from which the dearest quarter lets, plus 5% for automated pricing. How much does our management cost in Biot?
CA Conciergerie offers holiday rental management in Biot for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail
July and August carry the year, as they do all along the Riviera; May, June and September hold up well, and winter is the low point. What sets Biot apart is its second calendar: the working-week one, fed by Sophia Antipolis, which fills weeks in March or November that a pure holiday village would never see. A home able to welcome both kinds of guest, the weekend visitor to the village and the Monday-to-Friday one, has a smoother year than a home that only waits for summer.
The neighbourhoods of Biot: the village, Saint-Philippe, the lower town, the hills.
- The villageVillage houses on several levels and old flats, in lanes that can only be walked. Thick walls keep the rooms cool, staircases are steep, and the car stays in the car parks at the entrance to the village. A place for two or four guests, which lets on its character.
- Saint-Philippe, on the Sophia sideBiot’s recent quarter, facing the technology park: residences with lifts and parking, studios and one-bedroom flats, shops at street level. Demand comes from the companies and the campus, on weekdays and out of season; in summer it is shared with holidaymakers who want somewhere practical and air-conditioned.
- Lower Biot, towards the seaBetween the village and the coast, residences and houses along the road down to Antibes, the Fernand Léger museum, the golf course, and further down Biot station on the coastal line. This is the area closest to the beaches, the one summer families choose.
- The hillsVillas with gardens and pools under pines and oaks, at the end of narrow lanes. The town’s large homes are here; they let by the week in summer, to families or groups of friends, and everything is done by car.

What lets well in Biot: character, a desk, easy access.
- The walk from the car parkIn the village, nobody parks at their own door. The listing names the car park, counts the minutes on foot and warns about the steps: guests arrive knowing what to expect.
- A proper place to workOn the Sophia side, a table at the right height, a decent chair, a broadband speed measured and stated. Work stays are booked on those three lines, and extended when they turn out to be true.
- A cool houseThick stone in the village, air conditioning in the residences, shade and shutters in the villas: in August, on these hills, it is the first thing reviews talk about.
- The sea, without overpromisingBiot has no beach at the end of the street. We give the real travel time to the shore at Antibes or Villeneuve-Loubet, by car and by train from the station.
- A guest book that knows the areaThe glassworks open to the public, the museum, market day, the village restaurants and the paths along the Brague: what guests ask on their first evening, written down before they arrive.
Managing a home in Biot from Villeneuve-Loubet.
Biot and Villeneuve-Loubet share a boundary: it is one of the towns closest to our base, and an unplanned visit, for a key, a light bulb or a doubt about a clean, does not need a round to be organised. Cleaning and checks are scheduled together with those of Villeneuve-Loubet and Antibes, on the same day.
Arrival depends on the address. In the village, we send guests the name of the car park, the walk in photographs and, for houses that are hard to find, a meeting point on the square. In Saint-Philippe, self check-in is enough: the entrance to the residence, the floor, the number of the parking space. In the hills, the guest book describes the gate, the lane, the pool and its rules, because a sat nav goes astray there more often than elsewhere.
Otherwise, Biot gets the same care as our other towns: hotel-quality sheets and towels, cleaning checked point by point, a visit before every check-in, answers to guests at any hour, a monthly statement for the owner. Stays of several weeks, common on the technology-park side, have a rhythm of their own: a mid-stay clean and a change of linen are offered to the guest. Further west, Valbonne shares the Sophia Antipolis clientele with Biot.
What owners ask us in Biot.
My studio is in Saint-Philippe, away from the village: will guests want it?
Yes, but not the same guests. Its clientele is that of the technology park: work stays, Monday to Friday or for a month, and in summer holidaymakers who look at price and parking first. The listing says so plainly, gives travel times to the nearby companies and to the sea, and the rate follows that calendar rather than the coast’s.
Does a village house without parking let?
It lets to people who come for the village, provided nothing is hidden from them: where to leave the car, how many steps, which way to go with a suitcase. We write it in the opening lines and show it in the photographs. Harsh reviews come from surprises, seldom from staircases.
Which rules apply to holiday rentals in Biot?
They depend on the town and on the status of the home, and they change: Biot town hall is where to check them, before anything goes online. Our guide to the 2026 rules on the French Riviera sets out the general framework and points to the official sources; we go through it with you during the study.
