Who stays here

Who stays in Villeneuve-Loubet: families in summer, work trips in winter.

From June to September, Villeneuve-Loubet lets first and foremost to families. They come for the pebble beach, the marina where everyone strolls in the evening, the pond and paths of Vaugrenier park, and for prices gentler than in Nice or Antibes. They stay a week, often two, and book early.

The rest of the year, the guests change. Sophia Antipolis, a quarter of an hour inland, sends engineers on assignment, trainers and new recruits still looking for somewhere to live; they book a few nights or a few weeks, and ask for a parking space and a table to work at. Nice airport, some twenty minutes away, brings short stays and late arrivals.

The town also lives off its neighbours. When Cannes is full for a trade fair, or Nice for the Carnival, some visitors fall back on Villeneuve-Loubet: from Villeneuve-Loubet-Plage station, both are about twenty minutes by train. And the village draws those who want a place rather than a beach: the Escoffier Museum of Culinary Art, in the chef’s birthplace, and the castle where François I stayed in 1538.

How much does our management cost in Villeneuve-Loubet?

CA Conciergerie offers holiday rental management in Villeneuve-Loubet for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

Here, summer makes the year: the school holidays fill July and August, and June and September remain good months, quieter, well suited to couples. April, May and October live on long weekends and bank holidays. From November to March demand does not disappear, it stretches out: stays of a week or a month, at prices that must come down with the season if the calendar is to fill.

Areas

The neighbourhoods of Villeneuve-Loubet: four addresses, four ways to let.

  • Marina Baie des AngesFour wave-shaped buildings around a marina, holders of the French label for remarkable contemporary architecture. Many studios and one-bedroom flats, nearly all with a terrace facing the sea: that is both their strength and their difficulty, since guests are comparing homes that look alike. The upper floors, served by lifts, have the view and the quiet.
  • The seafrontBetween the beach and Villeneuve-Loubet-Plage station, residences from which you walk down for a swim and arrive without a car. The coast road and the railway are never far away: the listing has to say so, and the windows have to be good.
  • The villageLanes, steps, quiet evenings below the castle. Houses with character, not always air-conditioned, with little parking; the sea is a few minutes away, but by car. They let to guests who choose a place before a beach.
  • Vaugrenier and the hillsAround the departmental park and higher up, houses and villas with gardens, sometimes a pool. Stays are longer and groups larger; a car is essential, and keeping the garden and the pool in order is part of letting.

What lets well

What lets well in Villeneuve-Loubet: a terrace to live on, a parking space, real beds.

  • The terrace, furnished like a roomAt the Marina it counts as much as the inside. A table to dine for six, shade at midday, two sun loungers: it is the first thing we photograph.
  • Parking, sorted in advanceA private space or a garage is a selling point in its own right. Without one, the listing says where to park: the marina car parks charge, and the village streets are narrow.
  • Cool nights in AugustAir conditioning that works, blinds on the south-facing side. Summer families forgive a great deal, but not a bedroom where nobody sleeps.
  • Beds for a familyTwo real bedrooms are worth more than a sofa bed. A travel cot, a high chair, water shoes for the pebbles: parents notice.
  • A corner to work inFor assignments at Sophia Antipolis: solid Wi-Fi, a steady table, a proper chair. Small things, and the first ones these guests look for.

Preparing your rental before the season

On the ground

Managing a home in Villeneuve-Loubet: here, we are never far away.

We are based in Villeneuve-Loubet. Between the Marina, the seafront, the village and Vaugrenier there are only a few minutes of road: keys locked inside at eleven at night, an air conditioner that gives up on an August Sunday, are dealt with faster when you live next door. From our base, Nice is twenty-five minutes away outside rush hour (our management in Nice), Cannes a little further (in Cannes).

Each arrival is prepared for its address. At the Marina, before they set off, guests are told which entrance, which lift and where to park; in the village, we meet them at the foot of the lanes whenever we can. Everywhere, the same standard: hotel-grade linen, a check before every arrival, a line that answers day and night during the stay.

Before the first season, we prepare the home with you, room by room (preparation and renovation). For your home, a statement every month: how many nights, how much the platforms paid into your account, and our invoice. Between statements, your owner area. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town.

Questions

What owners ask us here.

Will a Marina studio let outside the summer?

Yes, but differently. Summer lets by the week, at full price; the rest of the year lets by the weekend, around the Cannes trade fairs and Sophia Antipolis assignments, at lower prices and sometimes for a whole month. The online estimate gives the order of magnitude month by month; the study refines it for your floor and your view.

Holiday let or long-term let: which makes sense here?

In Villeneuve-Loubet, long-term rents are high for the coast, and the gap with holiday letting is narrower than in Nice. Holiday letting keeps two advantages: your own weeks, and a home checked and cleaned after every stay. The estimate puts the two side by side; if a long-term let suits you better, we will tell you.

My flat has no parking: is that a problem?

At the Marina and near the station, no, as long as it is said: some guests arrive by train, or by taxi from the airport, and the listing explains where to park. In the hills it is harder, since nothing happens there without a car; a clear solution has to be written down before the booking.

How much does your management cost in Villeneuve-Loubet?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
