Preparation and renovation · Before the holiday let. What to redo, and what to keep.

Before the first booking, a home needs preparing: what guests touch, what the photograph shows, what the law requires. We look, we cost, we coordinate the tradespeople; you decide. One contact, from the first quote to the listing going live.

An apartment, room by room: what we look at before the first booking.

What we look at

Four questions, in this order.

We do not redo everything. We redo what shows in the reviews, then what shows in the photographs, then what shows in use.

01

What guests touch

Bedding first, because a bad night becomes a bad review. Then the sofa, the lighting, the tableware, the linen: modest items that decide the rating left on departure.

02

What the photograph shows

Fresh walls, clean floors, curtains that let the light in, a tidy terrace. A bright room looks larger and rents better: it is often a matter of paint, not of works. See also: a listing photo taken at the right hour.

03

What the law requires

Smoke detectors, pool safety, sound wiring, the energy performance certificate, now closely watched for holiday lets in France. We point out what needs checking; compliance remains the owner’s.

04

What can wait

What holds and what has a story: a table marked by thirty summers, an old mirror, terracotta tiles. We keep them, we show them off, and we redo the rest after a first season, figures in hand.

How it runs

From the visit to the listing going live.

  1. 01

    The visit

It is part of the property study, free and without obligation: working photographs, measurements, the state of the equipment, the rules of the building.

  2. 02

    Costing, item by item

What must be done before opening, what can wait a season, and a budget for each item: paint, floors, bedding, furniture, lighting, outdoor spaces.

  3. 03

    The works, coordinated

Masonry, floors, painting and outdoor spaces by our renovation partner, covered by the French ten-year building insurance; for the rest, Riviera tradespeople chosen with you. Every quote is put to you, and you keep the decision.

  4. 04

    Furnishing and staging

Hotel-grade linen, lighting, a sofa that lasts, matching tableware, the welcome booklet. Then the photographs, at the hour when the place is at its truest.

  5. 05

    Letting

Listings on Airbnb, Booking and the other platforms that matter, calendar and prices kept every week: the management of your holiday rental takes over.

In the journal: preparing a residence before the season

Work in progress

A studio at Marina Baie des Anges.

  • The starting pointWe are currently renovating a studio at Marina Baie des Anges, in Villeneuve-Loubet, for holiday letting. The starting condition, the choices and the budget will be published in the journal.
  • Before, afterPhotographs taken from the same angles, before and after, and what each item cost. Not a showcase: a report.
  • The first seasonThen the first months of letting: what guests liked, what they noticed, what we would do differently.
What you keep

The decision, item by item.

The costing is handed to you with the property study, which is free. The works are quoted by the tradespeople, and you accept or decline each quote; nothing is committed without your agreement.

If you prefer your own tradespeople, we work with them. If the home is already ready, so much the better: we say so too, and letting can start straight away.

For owners who live far away, we follow the works on site, send you photographs at each stage and sign off the works with the tradesperson.
