Who stays here

Who stays in Saint-Paul-de-Vence: art by day, silence in the evening.

Saint-Paul is among the most visited villages in the region, yet the vast majority of its visitors spend only a few hours there. Those who decide to sleep here are a clientele apart: couples, often from far away, marking an anniversary, a honeymoon or a trip postponed for years. They know the name before they know the area, book two to four nights and expect the home to match the picture they have in mind.

Art is the first reason for the journey. The Fondation Maeght, in the pines above the village, draws lovers of modern art in every season; the galleries of Rue Grande, the Colombe d’Or and its paintings, Chagall’s grave in the cemetery fill the remainder of the day. These guests read listings closely and notice a careful interior as much as a view.

In summer, demand moves out to the hills. Families and groups of friends rent a villa with a pool for a week or longer, visit the village early in the morning or late in the day, and spend the remaining hours by the water, at home. Large houses also serve as a gathering place for family celebrations, when three generations look for a single roof.

A one-bedroom flat in Saint-Paul-de-Vence lets for €56–110 a night, between the cautious estimate and the top of the market. Fame alone is therefore not enough: for a small home, prices stay those of the hinterland, and it is the quality of the address that puts a listing high or low in the range. The rhythm is that of the hills, with a very marked peak in July and August, a solid spring and September, then a slow winter in which only weekends and the holidays stir the calendar.

Neighbourhoods

The neighbourhoods of Saint-Paul-de-Vence: inside the walls, at the gate, under the pines.

  • The village, within the rampartsRue Grande, the vaulted passages, the fountains, the rampart walk. Houses grow upwards here, one room per level, joined by narrow staircases. The village is pedestrian: suitcases cover the last metres by hand, and the listing has to say so clearly.
  • The village entrance and its surroundingsAround Place du Jeu de Boules and the lanes that leave from the gate, houses and flats from which guests walk to the ramparts while keeping their car close by. It is the compromise many travellers are looking for without knowing it exists.
  • Les Gardettes and the Fondation hillThe wooded area where the Fondation Maeght stands. Discreet villas, terraced gardens, pools out of sight. Homes here let by the week, to families who walk up to the village once the heat drops.
  • Les Hauts de Saint-Paul and the slopesWest towards La Colle-sur-Loup, east towards the Malvan valley, large properties that take in both the village on its spur and the sea behind it. A car is needed for everything, and the homes are meant for groups.

What lets well

What lets well in Saint-Paul-de-Vence: access explained, interiors cared for.

  • Access told step by stepWhere to leave the car, which gate to enter by, how many steps up to the home. In a village without traffic, those three sentences are worth more than ten photographs, and they prevent the anxious call on the first evening.
  • An interior that resembles the placeStone, limewash, wood, little furniture and good lamps. Saint-Paul’s guests are sensitive to decor; an excellent bed and a faultless shower room matter more than objects.
  • The view, of the village or from itFrom the ramparts, the hills roll down to the shore; from the hills, the ramparts stand out. Either way the photograph is taken when the stone catches the light, and it opens the listing.
  • A place of shade and waterFor villas, the pool and its surroundings are the main room from June to September. Enough sunbeds, an outdoor shower, safety instructions on display: nothing lavish, everything expected.
  • A notebook of the right hoursWhen to visit the Fondation, at what time Rue Grande empties, where to book for dinner. A welcome book that gives these pointers transforms a short stay, and the reviews say so.
On the ground

Managing a home in Saint-Paul-de-Vence from Villeneuve-Loubet.

Our base is in Villeneuve-Loubet, and Saint-Paul lies just beyond La Colle-sur-Loup, on the road that carries on to Vence. Being this close settles the matter of surprises: a stubborn lock, a broken water heater, a guest who cannot find the entrance are dealt with without waiting for the next visit.

In the village, we welcome guests in person whenever it helps. We wait for them at the rampart gate, help carry the luggage up and show them the way the first time. We advise arriving late in the afternoon, when the car parks free up and the lanes clear. For villas, arrival is independent, guided by a detailed message; as for the person in charge of cleaning, she knows the hours when getting around is easy.

Requirements are identical for a village house and for a large property: white hotel-grade linen, cleaning followed on a written list, an inspection the day before or the morning of each arrival, a detailed statement every month. The rules that apply to holiday lets in Saint-Paul-de-Vence should be confirmed with the town hall; for the national framework and the method, see our 2026 guide.

Questions

What owners ask us in Saint-Paul-de-Vence.

My house is in the pedestrian village: will guests accept carrying their suitcases?

Yes, when they know before booking. Sleeping inside the ramparts is exactly what they came for, and the walk is part of the experience. The trouble comes from surprise: so we describe the route from the car park, and we offer a hand with the luggage on arrival.

Does Saint-Paul-de-Vence let outside the summer?

Better than many villages, because people come for art and not for swimming. Spring and autumn are real seasons, made of short stays; winter stays quiet, apart from the holidays and weekends. A well-heated home, offered at an adjusted price, keeps its calendar alive.

Does the name Saint-Paul allow higher prices than elsewhere?

It brings visibility, not an automatic premium. Guests compare with the neighbouring towns and pay more for a view, a terrace or a position inside the walls, not for a postal address. The simulator gives the benchmarks for the town; the study places your home within that range.

How much does your management cost in Saint-Paul-de-Vence?

Our fee is 20% of rental income, VAT included, taken only when the home is let. The preliminary study costs nothing and set-up is offered; cleaning and linen charges are borne by guests. Everything is detailed, with an example, in our pricing.
