Airbnb management · Antibes and Juan-les-Pins. One town, two calendars.

CA Conciergerie offers holiday rental management in Antibes and Juan-les-Pins, from the old town and its ramparts to the Cap and the pine grove, for 20% of rental income, VAT included. The old town and Port Vauban live all year round; Juan-les-Pins lives above all in summer. Depending on which side of the Cap your home stands, the calendar is not the same, and we do not run it the same way.

Who stays here

Who stays in Antibes and Juan-les-Pins: from the ramparts to the pines, two audiences.

Old Antibes draws couples and curious travellers in every season: the Provençal market on Cours Masséna, the Picasso Museum in the Château Grimaldi, the ramparts facing the Alps. Port Vauban adds guests who are easily forgotten: the crews of large yachts. Every spring, before the season, sailors look for somewhere to stay near the port for a few weeks.

Part of Sophia Antipolis lies within the town: consultants, engineers and interns come for a week or a month, and value Antibes station, where the TGV stops. The big Cannes weeks, a short train ride away, spill over here too: MIPIM in March, the Film Festival in May, Cannes Lions in June.

Juan-les-Pins is another story. Sandy beaches, the Pinède Gould and Jazz à Juan every July since 1960, terraces that stay open late: families by day, night owls after dark, and a season that tightens around the summer. On the Cap, between the two, villas under the pines for groups and families from far away, often for two weeks or more.

How much does our management cost in Antibes and Juan-les-Pins?

CA Conciergerie offers holiday rental management in Antibes and Juan-les-Pins for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

The curve is the whole coast’s, but Antibes lives it at two tempos. Near the ramparts and the port, winter keeps a base of demand: weekends, Sophia assignments, yacht crews in spring. In Juan-les-Pins and on the Cap, summer weighs even more, and November can be very quiet. On both sides, conference weeks in Cannes and Jazz à Juan nights show in the prices, day by day rather than month by month.

Neighbourhoods

The neighbourhoods of Antibes and Juan-les-Pins: five of them, five rhythms.

  • Old AntibesLanes, market, ramparts. Old flats, often without a lift, sometimes with a roof terrace that carries the whole listing. Summer evenings are lively under the windows, and cars go to the port car parks: better to say so before the booking.
  • Port Vauban and the centreFrom the port to the station, newer buildings, with lifts and sometimes parking. Less charm than the old town, more ease: this is where work trips, yacht crews and guests arriving by train settle.
  • Juan-les-PinsThe pine grove, the sand, the nightlife. Studios and one-bedroom flats a few minutes from the beach, sought after in July and August, slower to fill in November. Late-night terrace noise comes with the address: a bedroom at the back gets noticed in the reviews.
  • Cap d’AntibesVillas and a few residences under the pines, from La Garoupe to the coves. Guests expect a house service: pool ready, garden kept, arrival accompanied. A car is needed, and the season concentrates between May and September.
  • The northern districtsFrom La Fontonne to Les Semboules, towards Biot and Sophia: quiet residences, with parking, away from the sea. They let to work trips more than to holidays; a long-term let often holds up just as well here, and we say so.

What lets well

What lets well in Antibes: what guests compare here.

  • A table outdoorsA balcony for morning coffee, a roof terrace over Old Antibes, a garden on the Cap: that is the photograph the eye stops on.
  • The beach, in minutes on footIn Juan-les-Pins, guests look at the map before the photos. We write down the time it really takes to reach the sand, sandals on.
  • A parking spaceIn the centre and in Juan it weighs on occupancy, summer and winter alike, because parking there is hard.
  • Protected nightsDouble glazing, quiet air conditioning, blackout curtains: in the old town as in Juan, sleep is won or lost on these details.
  • Room to work, and to do laundryFor Sophia and for yacht crews: a desk, solid Wi-Fi, a washing machine. Stays then run to weeks.
On the ground

Managing a home in Antibes: a quarter of an hour along the coast.

From our base in Villeneuve-Loubet, Antibes takes fifteen minutes along the coast road, longer in summer; Juan-les-Pins and the Cap take a few minutes more. We know which evenings the traffic seizes up: Jazz à Juan nights, July Saturdays, the Voiles d’Antibes regattas in late spring.

Arrivals are prepared case by case. In Old Antibes, we meet guests at the entrance to the old town whenever we can and walk them to the door; on the Cap, the guest book details the gate, the drive, the pool. Before each arrival, a check; during the stay, someone answers the phone at any hour.

Many Antibes owners live far away, sometimes abroad. The owner area exists in English and in French: calendar, monthly statement, invoices, messages. Your income comes to you directly from the platforms; our commission, 20% including VAT, is invoiced separately. On the other side of Juan-les-Pins, Vallauris and Golfe-Juan live on summer and sandy beaches. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town. What a studio can earn, district by district: how much a studio in Antibes earns.

Questions

What owners ask us in Antibes.

My flat is in Juan-les-Pins: should I let it in winter?

If you are not using it, yes, but not as in summer. From October to April we aim for longer stays, at prices that follow the season, and your own dates come first. The online estimate lets you compare three options: all year, April to October, or summer only.

During Jazz à Juan or the Cannes conferences, do prices change?

Yes. Our automatic pricing tool follows those weeks day by day, and we adjust the minimum stay. The calendar still has to open early: for the Film Festival or Cannes Lions, requests sometimes arrive several months ahead.

I live abroad: how do I keep an eye on my home?

Through your owner area, in English or in French. The calendar updates itself, each month’s statement comes with our invoice and the receipts behind it, and a message thread links you to us. When a decision is yours, we write to you; for the rest, we do not disturb you.

How much does your management cost in Antibes and Juan-les-Pins?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
