Method · Turnkey Airbnb management. Eight steps, always in the same order.
A residence is not put online: it is prepared. What we do before the first stay decides everything that follows — the price, the reviews, the owner’s peace of mind.

From the brief to the monthly statement: eight steps, always in the same order, each with its written deliverable.
The eight steps, from the brief to the monthly statement.
Every step has a written deliverable. Nothing moves to the next without it.

01
Brief
A first conversation, in person or in writing: your home, how you use it — do you live in it part of the year? —, your constraints, your horizon. We listen more than we talk.
-
02
Visit & photographs
We come to see the home at the hour it is beautiful. Working photographs, measurements, the state of the equipment, a reading of the neighbourhood: parking, noise, access, distance to the sea.
-
03
Rental estimate
A range by season — low, mid, high — built on comparable homes in the area and on what makes yours particular. The assumptions are written down. The online rental estimate gives a first order of magnitude, before the visit.
-
04
Refresh / furnishing costing
What must be redone before opening, what can wait a season, and an envelope for each item. You decide; we coordinate if you wish (costing the refresh and furnishing).
-
05
Staging & images
Hotel linen, lighting, a few right objects, nothing more. Then the photographs, at the right hour, without filters: they must look like the arrival.
-
06
Going live & calendar
Listings written and published on Airbnb, Booking and the other platforms that matter, one calendar, prices adjusted weekly to season and demand. Your own dates are blocked first.
-
07
Operations
Arrivals and departures, housekeeping and linen between stays, a check before each arrival, an on-call line during stays, trusted craftsmen for incidents.
-
08
Reporting
Each month, a legible statement: nights, revenue, costs, incidents, our word on the month. And a season review, together, to decide on the next. All of it in your owner area: see it screen by screen.
How long each step takes, and what you receive.
The timings we usually keep; they also depend on your diary and on what there is to prepare.
| Step | Indicative timing | What you receive |
|---|---|---|
| Brief | Reply within 24–48 hours on business days | A written summary of the conversation |
| Visit and working photographs | Within ten days | The inventory of equipment and of the neighbourhood |
| Study | A few days after the visit | Low, mid and high range, with the assumptions |
| Costing | With the study | An envelope item by item |
| Preparation and going live | Two to six weeks | Listings in French and English, calendar, guest book |
| Operations | At every stay | The check before arrival; a report if anything happens |
| Reporting | Every month | The statement, the invoice and its receipts, in your owner area |
What owners ask about the method.
How long between the first call and the first booking?
Allow three weeks to two months: acknowledgement within 24–48 hours on business days, visit within ten days, study in the days that follow, then two to six weeks of preparation depending on what needs redoing. Once live, the first enquiries depend on the season: quick in spring and summer, slower in winter.
What if I turn down the works?
You decide item by item. If the essentials are there — bedding, hot water, electrics, safety — we go live with what exists and say so honestly in the listing; the estimate takes it into account. If the home is not ready to receive guests, we would rather wait: the first reviews set the price of the seasons to come.
Who sets the prices?
We set and follow them, week after week, within the frame agreed with you at signing. In your owner area you see the nights booked and what each stay paid you; we go through the price grid with you at the season review. Your own dates stay blocked first.
