Who stays in La Colle-sur-Loup: families, for a whole house.
La Colle-sur-Loup has neither famous ramparts nor a seafront, and that is what shapes its market. The guests who pick it are looking for a home first: a house with an enclosed garden, a pool, enough bedrooms for two couples and their children, or for grandparents joining everybody. They book by the week, Saturday to Saturday more often than not, and gladly come back to the same house from one year to the next.
The town’s position explains the choice. The beaches of Villeneuve-Loubet and Cagnes-sur-Mer are a drive away, Saint-Paul-de-Vence sits on the hill opposite, and the Loup, the river the village is named after, offers its shaded banks when heat weighs on the coast. A day can thus hold a morning by the sea, an afternoon in the garden and an evening on a terrace in Rue Clemenceau, with no long journey in between.
Outside the school holidays, requests change in nature. They come from couples touring the hinterland off season, relatives in town for a family occasion, people on assignment in the area or waiting for a home of their own. They stay a few nights or several weeks, and look at heating, connection and parking before the pool.

How much does our management cost in La Colle-sur-Loup?
CA Conciergerie offers holiday rental management in La Colle-sur-Loup for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail
For a one-bedroom flat, the prices recorded in La Colle-sur-Loup run at €55–111 a night, from the cautious scenario to the top of the market. Flats are nonetheless a minority here: most of what is on offer is houses, whose income is concentrated in the summer holidays. July and August weigh far more than the other months; a week lost in that period, through a calendar opened too late or a badly placed price, is not made up in November. Spring and early autumn round off the year, provided shorter stays are accepted.
The neighbourhoods of La Colle-sur-Loup: the street, the heights, the river.
- The village and Rue ClemenceauA long street lined with old houses, restaurants and antique shops. It holds flats and village houses without gardens, let to couples for a few nights. Everything is done on foot once the car is parked, and that is the selling point of the address.
- Montgros and the heightsThe residential hills above the village: villas on planted plots, often with pools, and views that reach towards Saint-Paul or towards the sea. The big summer houses let here, to groups arriving in two or three cars.
- On the Loup sideThe land that drops towards the river and its wooded banks. The mood is greener and cooler than on the ridges; the houses, some of them old, appeal to guests who want nature on the doorstep and do not care about a view.
- Towards Saint-Paul-de-VenceAlong the road that climbs to the neighbouring village, properties from which the ramparts can be seen. Part of Saint-Paul’s clientele stays here, to have a garden and parking that the fortified village cannot provide.

What lets well in La Colle-sur-Loup: a house ready for a family.
- A fenced garden and a secured poolWith young children, it is the first question. Fencing, a gate that locks, an alarm or barrier around the pool: the listing spells it out, with a photograph to prove it, and parents book with their minds at rest.
- A table for everyoneTen places outside, as many inside, plenty of crockery, a barbecue or griddle that works. Holidays in a group revolve around meals, and an under-equipped kitchen shows up in the reviews.
- Balanced bedroomsFour proper bedrooms beat six makeshift sleeping places. Groups compare the number of double beds and shower rooms before the price, and give up when a couple has to sleep in the living room.
- Parking for several carsThe lanes here are narrow and nobody parks on the verge. The number of vehicles the plot takes appears in the description, with the width of the gate when it matters.
- Cool air at nightAir conditioning in the bedrooms or, failing that, fans and insect screens on the windows. In the countryside people sleep with the windows open; it still has to be possible.
Managing a home in La Colle-sur-Loup from Villeneuve-Loubet.
La Colle-sur-Loup is the town next door: from Villeneuve-Loubet, one simply follows the valley upstream. No other address in the hills is as close to our base, and it shows in the daily life of a house: a call to read a meter, let a tradesman in or check the pool level is arranged without delay.
A villa asks for more than a flat. Between two lets, allow time for cleaning, for the linen of eight or ten people, for the pool check, for a look at the garden and the watering. We coordinate the pool technician and the gardener, whose work is re-invoiced at its actual cost, and we treat a summer Saturday as a full working day: departure in the morning, arrival late in the afternoon, nothing left to chance in between.
Before they leave home, guests receive the route to the gate, how the house works and a number that answers day and night. Each month you receive the detail of nights let and sums paid. On holiday-let rules, the town hall of La Colle-sur-Loup is the right source; our 2026 guide recalls the framework shared by the whole coast. The neighbouring villages, Saint-Paul-de-Vence and Vence, each have their page.
What owners ask us in La Colle-sur-Loup.
La Colle is less well known than Saint-Paul: is that a handicap for letting?
Not for a house. Families search the map for an area, a number of bedrooms and a pool, seldom for the name of a village. The listing places the house in relation to what they know, Saint-Paul, Nice, the beaches, and everything else is decided by photographs and reviews.
My house has a large garden: who looks after it during the season?
Your usual gardener if you have one, or a contractor we bring in. We schedule visits between stays or at times agreed with guests, and we report what we see: watering that has failed, a hedge to trim, a tree that causes concern.
Can a house in La Colle-sur-Loup let without a pool?
Yes, but not at the same price nor to the same guests in high summer. Without a pool, the house lets better in spring and autumn, to couples or small families, and the listing puts forward the garden, the quiet and how near the river and the beaches are. The study tells you what the gap amounts to.
How much does your management cost in La Colle-sur-Loup?
A single commission of 20%, VAT included, calculated on the rental income collected. You pay neither for the study, which is free, nor for set-up, which is offered; the cleaning and linen for each stay are charged to guests. The pricing page gives the full calculation.
