Who stays in Le Cannet: Cannes’ visitors who prefer to sleep higher up.
Le Cannet has no beach: it has Cannes below, ten minutes down Boulevard Carnot, and that is its first argument. During the conferences and the Festival, when the flats of the centre are full or out of reach, delegates come up to sleep here, in quiet residences with parking, and go back down to the Palais in the morning. A well-kept flat is booked for those weeks months ahead.
In summer the clientele changes: families and groups of friends who want a villa with a pool or a large flat with a terrace, the view over the bay, and the car to drive down to the beaches of Cannes or La Bocca. They stay one or two weeks; the quiet of the nights and the shade of the gardens count as much as the distance to the sea.
The rest of the year, the Vieux Cannet draws those who love villages: the lanes, Place Bellevue and its view, the Bonnard museum, a reminder that the painter lived here. Short stays, couples, travellers who are not looking for the Croisette but for what lies behind it.

How much does our management cost in Le Cannet?
CA Conciergerie offers holiday rental management in Le Cannet for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail
The curve looks like Cannes’, a little softer: high prices and a modest share of nights booked, because the calendar fills in peaks, conferences and summer, rather than continuously. A home that opens its dates early, accepts weekday stays and holds its prices out of season has a good year here; a home that waits for guests watches them go by below, in Cannes.
The neighbourhoods of Le Cannet: the village, the hills, the avenue.
- The Vieux Cannet and BellevueThe old village on the ridge, its lanes, its squares and the view over the bay of Cannes. Flats with character, often without a lift, for couples and curious travellers; parking is arranged in advance.
- RochevilleThe lively quarter of Le Cannet, its shops, its market, its buildings with parking. Conference demand comes here naturally: Cannes is at the end of the boulevard, and recent, quiet, air-conditioned flats let by the week.
- Les Bréguières and L’AubarèdeThe residential hills, villas and residences with pools, gardens, open views. This is the Le Cannet of summer families and long stays; a car is essential, and large homes command their best prices here.
- Boulevard Carnot and the Cannes boundaryThe buildings along the avenue that runs down to the centre of Cannes. The Palais is twenty minutes on foot, ten by bus: the right address for conference delegates without a car.

What lets well in Le Cannet: the view, the pool, the quiet.
- A view the photographs showMany homes face the bay. A photograph at the right hour, from the terrace, makes the difference between two listings at the same price.
- A maintained pool, a kept gardenThe villas of the hills let on blue water and shade. We have them maintained between stays, and the listing says whether the pool is heated or not.
- One parking space, two if possibleLe Cannet’s guests come by car, conferences included. The number of spaces is written in the listing, and the gate opens without a phone call.
- The distance to Cannes, honestlyTen minutes by car, twenty by bus, more on foot and uphill on the way back: we write it as it is, and conference guests are grateful.
- Quiet nightsThat is what people come here for. Bedrooms on the garden, quiet air conditioning, shutters that close: the summer reviews are decided there.
Managing a home in Le Cannet from Villeneuve-Loubet.
Le Cannet is twenty-five minutes from our base by motorway outside the rush hour, one of the westernmost towns where we publish our benchmarks. For a home in Le Cannet, we group cleaning and arrivals with those of Cannes and Golfe-Juan, and set the conference weeks months ahead: opening the calendar, minimum stay, changeover day.
Arrivals are prepared for each address: in the Vieux Cannet, where one parks below and walks up; in Rocheville, where the residence has its own parking and door code; in the hills, where the gate, the pool and the alarm call for a precise guest book. Guests receive everything before they set off, and a line answers night and day during the stay.
The standard is that of all our towns: hotel linen, cleaning checked against a list, a check before every arrival, a statement at the end of the month. To understand the calendar here, read that of Cannes: the Palais weeks set Le Cannet’s prices. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town.
What owners ask us in Le Cannet.
Without a beach, does my home let in summer?
Yes, if the listing says why people come here: the pool, the view, the quiet, the garden, and the beaches of Cannes ten minutes away by car. Summer families choose a house, not a location; what costs dear is promising the sea on foot when it is not.
Do the Cannes conferences really fill Le Cannet?
In the big weeks, yes: MIPIM, the Festival, the Lions, MIPCOM. Delegates look for a quiet flat with parking a quarter of an hour from the Palais, and accept climbing the hill to get it. Our pricing tool raises the rates for those weeks, with a suitable minimum stay.
My villa has a pool: who looks after it?
A maintenance partner, coordinated by us, comes between stays and during long ones; the cost is re-invoiced at actual cost on the monthly statement. The listing gives the safety instructions and says whether the pool is heated. We check before every arrival that the water lives up to the photographs.
How much does your management cost in Le Cannet?
The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
