Airbnb management · Vence. A town that lives all year, at the foot of the baous.
CA Conciergerie offers holiday rental management in Vence, from the walled old town and Place du Grand-Jardin to the villas of La Sine and the slopes that face the sea, for 20% of rental income, VAT included. Vence is not a hilltop village seen in an hour: it is a small inland town, with shops that stay open in January, Matisse’s chapel and the coastline glimpsed from a distance.

Who stays in Vence: travellers who unpack once and explore from there.
Vence has its back to the baous, the limestone cliffs that close the horizon to the north, and looks down at the coast from its hills. Nobody comes for the beach. They come for a house with a garden, for evenings cooler than at the water’s edge, and for a base from which each morning leads somewhere new: Saint-Paul, the Loup gorges, Nice, Antibes, the villages further inland. These guests are couples and families, often from abroad, who book one or two weeks and hire a car.
The old town has a clientele of its own. The medieval walls and their gates, Place du Peyra and its fountain, the cathedral with its Chagall mosaic and, away from the centre, the Rosary Chapel that Matisse designed down to the stained glass: art lovers spend two or three nights here, usually alongside a visit to the Fondation Maeght. They want a flat with character from which everything is done on foot.
Then there are those drawn by the mountain. The road to the Col de Vence starts in town and cyclists know it well; the footpaths of the baous begin a few minutes away. In spring and autumn, walkers and riders ask for a locked space for bicycles, a washing machine and the freedom to leave early. Winter brings longer stays: relatives visiting, people between two homes, travellers after sunshine without the crowds.

In Vence a one-bedroom flat lets for €50–111 a night, from the cautious estimate to the top of the market: the gap is wide, and it comes down to small things, an outdoor space, somewhere to park, truthful photographs. As everywhere inland, July and August carry the year, more sharply still than on the seafront; May, June and September remain good months for owners who adjust their rates. From November to March the calendar only fills with winter prices and long stays, and it is better to know that before setting expectations.
The neighbourhoods of Vence: the old town, the centre, the hills.
- The historic walled townThe oval of ramparts, the gates, the small squares, the cathedral in the middle. Homes here are floors of old houses: steep stairs, thick walls, windows over the rooftops. No car stops at the door; guests park outside the walls and finish on foot.
- The centre, around Place du Grand-JardinThe everyday town: buildings with lifts, shops, cafés, bus stops. A flat here suits guests who arrive without a car and those who stay a month; a garage or an underground space is worth a great deal.
- La Sine and the west of the townA residential area under the pines, towards Tourrettes-sur-Loup. Villas with pools on large plots, little traffic, a lot of silence. Families settle in for the whole week and only take the road again for outings.
- The southern and eastern slopesAlong the roads that run down to Cagnes-sur-Mer and across to Saint-Jeannet, terraced houses among olive trees, with the sea at the back of the landscape. This is the quickest side for reaching the coast, and a listing can say so without overstating it.

What lets well in Vence: outdoor space, shade, journeys stated plainly.
- An outside where meals are takenTerrace, garden or plain balcony: it is the first picture of the listing. A large table, an arbour or a sturdy parasol and some lighting for the evening are enough to change how the home is perceived.
- The pool, described without vaguenessSize, opening period, heated or not, safety device. Parents ask these questions before booking; answering them in the text avoids the disappointments of June and October.
- Journeys as they really areThe sea, the airport and Nice are reached by car, and the time varies widely between a Tuesday in March and a Saturday in August. We put it that way, instead of a straight-line distance that means nothing in hill country.
- What it takes to stay off seasonEffective heating, a stove or fireplace in working order, a stable connection, a proper desk. Winter stays are won on comfort, not on decoration.
- Somewhere for bikes and bootsA garage, a shed, a hook on the wall: the cyclists of the pass and the walkers of the baous pick the home that has thought of them.
Managing a home in Vence from Villeneuve-Loubet.
From Villeneuve-Loubet, where we are based, two roads climb to Vence: one crosses La Colle-sur-Loup and skirts Saint-Paul-de-Vence, the other goes through Cagnes-sur-Mer. For a home in Vence, we group cleaning and inspections with those of these three towns, which lets us come up often without it weighing on your statement.
Each address has its own way of welcoming. In the old town we set a meeting point near a gate and walk guests to the door, luggage included. For a villa, the arrival message carries the exact GPS point of the gate, because hillside lanes mislead satnavs, along with the code and the instructions for the alarm and the pool cover. A late arrival is no difficulty: everything is written down, and someone picks up the phone at any hour.
The service does not change with altitude: hotel-grade sheets and towels, cleaning checked item by item, a visit before each check-in, a monthly report. As for holiday-let rules, they differ from one town to the next: those of Vence are to be checked at the town hall, and the general framework is set out in our 2026 guide.
What owners ask us in Vence.
Vence is far from the beaches: does a house really let there?
Yes, to travellers who chose the hinterland knowingly. They want space, a garden, cool nights, and accept driving to swim. The listing must say so in its opening lines: a guest who books knowing where he is going leaves a good review, one who thought he would sleep near the shore leaves a bad one.
My flat is in the old town, with no lift and no parking: is that a deal-breaker?
No, but it is for couples and light travellers, on short stays. We state the number of steps, the floor, the most convenient car park and the walking time to the door. The price reflects those constraints, and the charm of the place does the rest.
I want to keep the house for myself part of the summer: is that compatible?
Yes. You block your dates in the calendar, as early as you can, and we let around them. Just bear in mind that the weeks of July and August are the ones guests will ask for most: the study puts a figure on each period, and you decide afterwards.
How much does your management cost in Vence?
20% of the rental income the platforms pay you, VAT included, and nothing else: the study is free, set-up is on us, there is no subscription. Cleaning and linen are settled by guests at each stay. A full worked example is on our pricing page.
