Owners · Holiday rental management. What your residence could earn, said plainly.
An apartment in Cagnes, a villa in the hills above Antibes, a one-bedroom on the western Promenade: every home has its season, its fair price and a few things to do before opening it as a holiday let. The study sets them down in black and white. It is free and commits you to nothing.

The property study, in four points. Free, no commitment.
Why calendars stay empty.
Rarely because of the place. Almost always because of four details one stops seeing when one lives in the house.
Photographs taken on a rainy day
The place is beautiful at ten in the morning, shutters open. It was photographed under a lamp one November evening, with the sofa askew. Guests do not guess; they move on.
A tired sofa
The rest of the house may be perfect: the sofa is what shows in the second photograph and the first review. Nothing costs more than a piece of furniture kept “for now”.
Replies that come too late
An enquiry left without an answer is a booking gone elsewhere: guests compare several homes at once, and Airbnb and Booking both take the host’s response time into account when ranking listings.
A price that ignores the season
The same rate in March and August, or the reverse: too high when nobody comes, too low when everybody is here. Pricing discipline is weekly work, not an initial setting.

What the free property study contains.
- 01
A rental range by season
Low, mid and high: three readings of your home, with the assumptions laid out flat. Not a single figure, not a promise. Online, the simulator already shows what your home could earn, month by month.
- 02
A refresh and furnishing envelope
What must be done, what can wait, what it costs. Often less than feared; sometimes nothing (preparation and renovation).
- 03
A note on photographs and staging
What the place has going for it, the hour at which to photograph it, what to take out of the frame.
- 04
What follows
If the study speaks to you, a private proposal written for your home: scope, calendar, terms. No ready-made package, for a commission of 20% of rental income including VAT (our pricing).
In detail: our management services, and the fifteen towns we cover.
What we do not do.
- Promise an occupancy rateWe give ranges and assumptions; the season does the rest. Income guaranteed on paper is disappointment guaranteed on the statement.
- Furnish with the disposableA hundred-euro sofa is a sofa to replace next year, with a review in between.
- Leave a guest without an answerAn on-call line during stays, quick replies before. It is half the trade.
- Collect your rentThe platforms pay your rental income straight to you, and we invoice our work separately. Your money never passes through us: you remain the host.
Your owner area: and you see everything.
Your owner area, on your computer as on your phone: your property’s calendar, kept up to date on its own, a statement every month with our invoice and its receipts, your own dates blocked in one request, and a direct line to us.

The owner area in 51 seconds, without sound. The property and the figures are fictitious; in your area, they are yours — in English if you prefer.
The video as text
A silent video in ten scenes. The property, Villa Mimosa, and the figures are fictitious.
- Opening. Over a photo of the bay, the CA Conciergerie logo, then “Your owner area” and “Your property in full transparency, wherever you are.”
- Dashboard: “Your property at a glance”. “Next arrival, nights this month, latest statement, quotes to approve: the essentials as soon as you open it.” The home page of the owner area scrolls by: the photo of the property, a quote to approve, the latest message, the next arrival, the month’s nights and the latest statement.
- Calendar: “A calendar that fills itself”. “Every Airbnb and Booking.com booking appears automatically, next to your own dates.” The current month, day by day, with the platform of each stay and the owner’s own dates, then the month’s summary.
- Monthly statements: “Clear accounts, every month”. “What the platforms paid you, our invoice line by line and what is left for you, receipts included.” The September statement: the amount paid out by the platforms, the amount of our invoice, then “Left for you”, outlined in gold; further down, the completed stays.
- Statistics: “Your year, month by month”. “Nights let, occupancy rate and income in charts, with a yearly summary to print.” Charts of the nights booked and of what is left for you, month by month.
- Property upkeep: “Nothing goes ahead without you”. “From €150 incl. VAT, you accept or decline our quotes in one click. Issues, interventions, cleaning: with photos.” A quote awaiting approval (a new motor for a roller shutter), the “Accept the quote” and “Decline” buttons outlined in gold, then an issue being followed up, with its photo.
- Messages: “A direct line to us”. “A question, a photo, a quote: everything is in one place, and nothing gets lost.” On a phone, a conversation: the guests have no hot water; we send the heating engineer’s photo of the boiler and his quote, the owner approves it, then it is fixed.
- My dates: “Coming to stay? Let us know”. “One request is enough: we block the platforms and you receive the confirmation by e-mail.” The form (arrival, departure, reason, cleaning after you leave) and the list of requests, confirmed or pending.
- Computer and phone: “Anywhere, securely”. “On your computer or from the icon on your phone, in English or in French.” Three ticks: two-factor authentication, data hosted in France, no data about your guests. On screen, the login page on a computer and the owner area’s home page on a phone.
- End. “An owner area for every owner we look after.” ca-conciergerie.fr, +33 6 51 21 52 54, from Nice to Cannes.
Four points to check before letting your home.
We flag; we do not lecture. But a residence kept like a hotel begins with a house in order with itself.
The standing of the home
Electrics, bedding, hot water, sound insulation: a sound base, without which the rest makes no sense. We say so if it is not there.
Safety
Smoke detector, railings, a secured pool where there is one, legible instructions. Obvious things, checked one by one.
The building’s rules
Some co-ownership regulations restrict or forbid short-term letting. They must be read before, not after.
Local lodging rules
Town-hall declaration, registration number, change of use in some communes, tourist tax: every commune has its rules, and they change. We point out what to verify and with whom; compliance remains the owner’s responsibility. We do not give legal advice. The rules, town by town: our 2026 guide.
Buying to let?
Have the address estimated before you sign the preliminary contract. The simulator gives an order of magnitude in a minute, for an address in any of our fifteen towns; the on-site study, free, says what the home can earn, season by season, and what would need doing. Jérôme comes from property sales: reading a home before a purchase was his first trade.
Changing management company?
A home that is already furnished and already let is quicker to prepare. The study starts from your current listing and the bookings already taken, around which we plan the handover. What becomes of the listing and its reviews depends on who holds it and on the platform: we look at it with you, and the handover is written into the proposal, with its timetable, before anything is signed.
Owning from abroad
Everything can be followed from a distance. The owner area exists in English and in French: calendar, monthly statement, invoices, messages. The platforms pay your income straight into your own account; our monthly invoice is paid by bank transfer, with our IBAN and BIC on every statement, so it can be paid from a bank outside France. To talk it through, we call you at the time slot you choose (Paris time), in English or in French.
A second home, income declared in France
A home you do not occupy at least eight months a year is usually a second home: what applies is not the 120-day ceiling but the change-of-use authorisation, where the town requires it. Rental income is declared in France, subject to the tax treaty with your country. The essentials, with the official links on impots.gouv.fr, are in our guide. We do not give tax advice.
