Questions · Airbnb management. What we are asked first.

Short answers. When the answer depends on the home or the commune, we say so rather than invent a rule.

Entrusting a residence

What the study is, how a contract works, where our role ends.

How much does your management cost?

20% of the rental income the platforms pay you, VAT included, calculated after their fee, excluding cleaning fees and tourist tax. No set-up fee, no subscription: the study is free and the set-up is on us. Cleaning, linen, welcome kit and consumables are paid by guests, through the cleaning fee. Example: €2,000 paid out in a month, €400 commission, VAT included (our pricing; the detail, and the questions to ask before signing, in what Airbnb management costs).

What is an Airbnb management company?

An Airbnb management company (a conciergerie, in France) runs a holiday rental on the owner’s behalf: listings, pricing, guest messages, arrivals and departures, cleaning and linen, small repairs and reporting. With CA Conciergerie the owner remains the host: the platforms pay the income straight to them, and our commission is invoiced separately.

Which towns do you cover?

Fifteen towns in the Alpes-Maritimes, from Nice to Cannes: Villeneuve-Loubet (our base), Cagnes-sur-Mer, Saint-Laurent-du-Var, Nice, Antibes (with Juan-les-Pins), Biot, Valbonne, Vallauris (with Golfe-Juan), Cannes, Le Cannet, Mougins, Mandelieu-la-Napoule, Saint-Paul-de-Vence, La Colle-sur-Loup and Vence (where we work).

How much can an apartment in Nice earn?

According to our October 2026 survey (PriceLabs estimator, AirROI seasons), a one-bedroom flat in Nice lets for €66 to €161 a night excluding cleaning depending on the district, from a first season to the top of the market, with 49 to 82% of open nights booked; in the realistic scenario, around €127 at Masséna and the Carré d’Or, €90 in Cimiez (our figures for Nice). Let all year, it leaves about €16,200 a year net in the realistic scenario: the details, from studio to three bedrooms, in how much an Airbnb in Nice earns. The simulator gives three net scenarios for your address.

What is a property study?

An honest reading of your apartment or villa: a rental range by season (low, mid, high), a refresh and furnishing envelope if needed, a note on photographs and staging, and the next step — a private proposal written for your home.

It is free and commits you to nothing.

How long does it take?

We acknowledge within 24–48 hours on business days. The visit is arranged within the following ten days, and the study reaches you in the days after the visit. Going live then takes two to six weeks depending on what needs preparing.

Do you ask for exclusivity?

Yes, for the short-term letting of the home entrusted: a single calendar is the only way to avoid double bookings and to hold prices. You remain free to take back the use of your home under the notice terms written into the contract.

Who holds the listing?

We create and run the listings on the platforms that matter, and we keep the calendar. You have access to that calendar and to the monthly statement. What happens at the end of the collaboration — texts, photographs, reviews — is written into the proposal before signing.

Are works needed before going live?

Sometimes a few gestures are enough: hotel linen, lighting, a sofa that holds. The study costs an envelope item by item; you decide. We do not put a home online before it is ready, because the first reviews set the price of the following seasons. In detail: works before going live.

Can I block dates for myself?

Yes. Your own stays are entered in the calendar at signing, and you can add more with reasonable notice, outside bookings already confirmed. The rhythm of these blocks is taken into account in the estimate. This is built into the estimate of your income.

What is your housekeeping standard?

Full housekeeping between every stay, hotel linen laundered professionally, beds made square, a welcome kit for guests (coffee, sugar, kitchen paper, toilet paper, toiletries), a checklist inspection before each arrival, control photographs when useful. Cleaning, linen, welcome kit and consumables are paid by guests, through the cleaning fee of their booking. The standard is written, the same for every residence, and applied by our trusted cleaner.

What happens if there is an incident with a guest?

An on-call line during stays, a trusted craftsman for emergencies, and a written account for you. Damage is documented and handled according to the booking channel — security deposit or platform guarantee. You are told everything that concerns you, and not disturbed for the rest.

Local rules, tourist tax, registration: who handles them?

Every commune has its rules for short-term letting — town-hall declaration, registration number, change of use in some cases, tourist tax — and they change. We point out what to verify and with whom. Guests pay the tourist tax; when the platform does not pay it to the commune itself, it is included in what the platform pays you: your statement shows the amount, to be paid to the commune.

Compliance of the home remains the owner’s responsibility, and we do not give legal or tax advice. The rules, town by town: our 2026 guide to holiday-rental rules on the Riviera.

Who owns the photographs?

The images are made for your home. Their terms of use — by you, by us, during and after the contract — are written into the proposal, together with the photographer. No surprise at the end of a collaboration.

How often am I kept informed?

A legible monthly statement: nights, revenue, costs, incidents, our word on the month. A season review, in conversation, to decide on the next. And a message whenever a decision is yours to make.

What is the owner area?

An online area in your name, included in the 20%: the property’s calendar, kept up to date on its own, the monthly statement with our invoice and its receipts, quotes to approve, property upkeep and a message thread with us, on computer and phone (the owner area in detail).

How do we start?

Request a study: a two-minute form, or a call. We agree on a visit and you receive the study within days. The rest depends on what it says — and on you. The full sequence: the eight steps of the method.

Staying

What you will find on arrival, and what to know beforehand.

Can I arrive late in the evening?

Yes, it is planned for. Night arrivals are organised in advance; the light is left on, access is explained in the guest book, and a line stays reachable.

Is there parking?

It depends on the residence: a private space, a garage, or street parking. It will be stated in each residence’s description and confirmed in writing before arrival.

Are pets accepted?

Depending on the house and its owner’s agreement. Ask us before booking; we answer frankly.

Can we host a party or an event?

No. The residences are kept for quiet stays; parties and events are not accepted, and the neighbours count on us for that.

Is there a security deposit?

A deposit or a card pre-authorisation is requested depending on the booking channel, and returned after the check-out inspection. The amount is stated before any confirmation.

How far is Nice airport?

Between ten and thirty-five minutes depending on the residence. We can suggest a driver or a transfer on request.

And the beach?

Coastal residences are a few minutes’ walk from the sea; some are higher, in the hills, with the view. The real distance will be written in each residence’s description — in walking minutes, not as the crow flies.

What is included, in spirit?

A house ready, hotel linen, a guest book that tells the truth, a line to reach us, and a few addresses on the coast we love. The rest — groceries, a table, a day at sea — can be arranged on request, with chosen partners.

A question that is not here?

Write or call: we reply within 24–48 hours on business days, and a property study remains the best way to talk concretely.
