Published 4 October 2026, updated 24 October 2026. The short answer: an Airbnb management company — a conciergerie, as it is called in France — is paid by commission, a percentage of the rental income. Advertised rates cannot be compared as they stand: some are quoted before VAT, others with VAT included, and a rate of 20% before VAT makes 24% once VAT is added. With us it is 20%, VAT included, of the rental income the platforms pay out to you, after their fee and excluding cleaning fees, with no set-up fee and no subscription. A rate alone does not tell you what you will pay, though: you need to know what it applies to and what it covers. That is what this note is about.
Our rate, in one line
20%, VAT included, of the rental income the platforms pay out to you, after their fee, excluding cleaning fees and tourist tax; the study is free, getting started is on us, and there is no subscription and no administration fee. Cleaning, linen, the welcome kit and consumables are paid by guests through the cleaning fee. An example: a month in which the platforms pay you €2,000 of rental income means a €400 commission, VAT included.
The line-by-line detail is on our pricing page, which is the reference: this note explains instead how to read a rate, ours or another company’s.
What is the commission calculated on?
This is the first question to ask, before the rate itself. The same percentage does not produce the same invoice depending on whether it applies to what the guest paid, to what the platform pays out to you, or to an amount that includes cleaning fees. Ask for the basis in writing, and have the calculation shown to you on a real month or on an example.
With us, the 20% applies to the rental income the platforms pay out to you, that is after their own fee, excluding cleaning fees and tourist tax. The commission is therefore not charged on cleaning fees: they are paid by guests with their booking and cover cleaning, linen, the welcome kit and consumables.
Before or after VAT: why ask?
Because the gap is four points. In France, prices can be quoted before tax (HT) or with tax included (TTC): a rate of 20% quoted before VAT makes 24% once VAT is added. Two proposals showing the same figure may therefore not cost the same, and one that looks dearer may turn out cheaper. Before comparing, bring every rate to the same unit, VAT included, since that is what you will pay. Our commission is stated with VAT included.
Is there a set-up fee or a subscription?
The question applies to every company: are photographs, listing copy and going live invoiced at the start? Is there a monthly subscription, or an administration fee? Those sums fall due before the first booking, so they weigh more heavily on a home that lets little.
With us, the answer is no. The study is free, getting started (photographs, listings, going live) is on us, and there is no subscription: only the commission on rental income.
Who pays for cleaning and linen?
The third point to check: are cleaning between stays and linen paid by the guest, by the owner, or included in the commission? And if a cleaning fee is charged to the guest, what does it pay for?
With us, hotel-grade linen, cleaning between stays, the welcome kit and consumables are coordinated by us and paid by guests through the cleaning fee of their booking. The platform pays that fee out to you with your income, and we invoice it back to you at the same amount, with no commission on it.
What does the price include?
A rate is judged by what it covers. Ask for the written list of what is included, and look in it for at least the study and getting started, pricing and the calendar, looking after guests, organising cleaning and linen, looking after the home and a monthly report. With us, all of that is included in the 20%, together with the online owner area: the full list is on our pricing page, and how it unfolds, step by step, in the method.
What is not included?
No commission covers everything, and it is better to read that before signing than on an invoice. Repairs, supplies and preparation works are usually separate: ask how they are invoiced, and whether your agreement is needed before each expense. With us, they are paid on a quote or at cost, nothing is committed without your agreement, emergencies aside, and works are quoted and you accept each quote.
Who collects the rent, and what happens in a month with no bookings?
You collect it. Airbnb, Booking and the other platforms pay your income straight into your account, cleaning fee included; we invoice our commission and that cleaning fee separately, and your money never passes through us. You remain the host — which matters all the more if you live abroad and follow the home from a distance.
And if there is no booking, there is no commission. Our pay follows what your home earns; that is also why we keep pricing and the calendar in hand every week.
Which questions should you ask before signing?
To compare two companies, put the same questions to each, and ask for the answers in writing.
- Is the rate quoted before VAT or with VAT included?
- What is it calculated on: before or after the platforms’ fee, with or without cleaning fees?
- Is there a set-up fee, an administration fee or a subscription?
- Who pays for cleaning and linen?
- What is invoiced on top of the commission, and is my agreement needed before each expense?
- Who collects the income, and when is it paid to me?
- What commitment, what exclusivity, what notice to take my home back — and what becomes of the listings, photographs and reviews at the end?
On that last point, our answer is in our FAQ: we ask for exclusivity for the short-term letting of the home entrusted, because a single calendar is the only way to avoid double bookings and to hold prices; you remain free to take back the use of your home under the notice terms written into the contract, and what happens at the end of the collaboration is written into the proposal before signing.
And what the home earns, in all this?
A cost only reads against an income. A commission is a percentage: it says nothing until you know what the home can earn. Our simulator gives an order of magnitude of your net income in a minute; the property study, free and without commitment, gives a rental range by season after a visit. It is where full management begins.
