Who stays here

Who stays in Saint-Laurent-du-Var: the plane, the office, the beach.

The Var separates Saint-Laurent from Nice, and the airport sits just opposite, across the river: five minutes by car when the road is clear. That gives the town its first clientele, business and transit travellers, arriving late and leaving early, who want a clean bed, a parking space and the possibility of breakfast before the seven o’clock flight.

The second clientele is summer’s: families who choose the seaside without the prices of Nice, the beaches along the Promenade des Flots Bleus, the harbour and its restaurants, Cap 3000 for rainy days. They stay a week, sometimes two, and come back when the flat has kept its promises.

The third is less visible but steady: assignments of a few weeks with the companies of the Var plain and the Arenas, families between two homes, students passing through. A home equipped for living, not just for sleeping, lets here almost all year round.

How much does our management cost in Saint-Laurent-du-Var?

CA Conciergerie offers holiday rental management in Saint-Laurent-du-Var for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

The curve follows the coast’s: July and August at the top, winter at the bottom. But Saint-Laurent stands out with a better-filled shoulder season than its neighbours, thanks to short stays linked to the airport and the companies. A flat that accepts single nights and late arrivals wins nights here that other towns never see.

Neighbourhoods

The neighbourhoods of Saint-Laurent-du-Var: the harbour, the village, the hills.

  • The harbour and Cap 3000The recent buildings around the marina, the quayside restaurants, the shopping centre on foot. Demand is the steadiest in town; flats with parking and a terrace let all year, to business travellers and families alike.
  • Les Flots Bleus and the seafrontThe promenade, the beaches, the summer beach bars. Seafront homes live first from June to September; the noise of summer evenings and the scarce parking belong in the listing.
  • The old villageThe lanes on the hill, the square and its terraces, the view over the mouth of the Var. Flats with character, often without a lift or parking, for guests who love villages and accept the stairs.
  • Montaleigne and the hillsVillas and large flats with a garden or a pool, the view over the bay, the quiet. Longer stays, families or groups of friends; a car is essential, and this is where large homes command the best prices.
  • Towards the Var and the airportThe residences near the river and the station, minutes from the terminal. Short nights, arrivals at all hours, guests who will never see the beach: what counts is access, quiet, and a frictionless arrival.

What lets well

What lets well in Saint-Laurent-du-Var: the arrival, the parking, the quiet.

  • An arrival at any hourMany guests land after ten at night. Safe self check-in, explained step by step, is worth more here than a bouquet on the table.
  • A parking spaceBusiness travellers often come in a hire car. A private space reads as an argument in the listing; without one, we name the nearest car park and its price.
  • Quiet on the airport sideThe runways are across the river. Double glazing, a bedroom at the back, quiet air conditioning: the summer reviews are decided there.
  • Somewhere to workA real table, a good chair, solid wifi, a coffee machine. Weekday stays are decided on those lines.
  • The beach, honestlyFrom the harbour to the old village, the sea is not everywhere five minutes away on foot. The listing gives the distance in minutes, and the guest comes back.
On the ground

Managing a home in Saint-Laurent-du-Var from Villeneuve-Loubet.

Saint-Laurent-du-Var is ten minutes from our base along the coast, with Cagnes-sur-Mer in between. That proximity is planned for from the booking: a key to hand over at eleven at night for a delayed flight, a clean to fit between an early departure and a midday arrival, a check before the weekend.

Arrivals are prepared for each address. Near the harbour, guests receive before they set off the residence entrance, the parking level and the door code; in the old village, we say where to park below and carry the bags up whenever we can. Everywhere, the guest book gives the distance to the beach, the station and the terminal, in minutes.

The standard is the same as in our other towns: hotel linen, cleaning checked against a list, a line reachable night and day during the stay, a statement at the end of the month. Across the Var, Nice keeps a denser calendar; on this side, Cagnes-sur-Mer, next door, lives by the same seasons. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town.

Questions

What owners ask us in Saint-Laurent-du-Var.

Don’t the planes bother guests?

Less than people think: the runways point out to sea and the river acts as a buffer. But we check it at the visit, room by room, and we say so in the listing when a window faces the terminal’s sky. Double glazing and a bedroom at the back settle almost everything.

Should I accept one-night stays?

In Saint-Laurent, often yes, outside the summer: that is where the town stands out, with travellers passing through the airport. We set a minimum of two or three nights in high season, and open single nights when the calendar allows, at a price that covers the cleaning.

My flat is in the old village, without parking: is that a problem?

No, provided it is said in the first line and the nearest public car park is named. Guests who choose the village are after charm and the view, not a car outside the door.

How much does your management cost in Saint-Laurent-du-Var?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
