Airbnb management · Mougins. Mougins: a spiral village, villas under the pines.

CA Conciergerie offers holiday rental management in Mougins, from the old village to Mougins-le-Haut and from Tournamy to the private estates in the hills, for 20% of rental income, VAT included. Cannes is the town next door, but people come here for something else: a restaurant table, a golf course, a house with a pool, and silence once the gate has closed.

Who stays here

Who stays in Mougins: families in villas, food lovers, golfers.

Old Mougins curls around its hilltop like a snail shell: lanes running in a circle, galleries, studios, restaurant terraces at every turn. The village owes its reputation to its cooking, and to Picasso, who spent the last years of his life here. People drive in for dinner from all along the coast; those who sleep here are couples, for a weekend or a few days, mostly in spring and autumn.

Most of the town lies elsewhere, in the hills: gated estates, villas with gardens and pools, golf courses. That is where summer is decided. Extended families and groups of friends rent a house for a week or two, spend their days there, go down to Cannes for the beach or for the evening and come back up to sleep in the quiet. Golfers tend to come out of season, when the courses are pleasant and prices gentler.

Then there are the conference weeks in Cannes, which fill Mougins by overflow, and the nearness of Sophia Antipolis, which brings a few work stays. At our simulator’s benchmark, a one-bedroom flat in Mougins lets for €61–114 a night, from the cautious scenario to the top of the market; large houses follow a different scale, which the table sets out.

How much does our management cost in Mougins?

CA Conciergerie offers holiday rental management in Mougins for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

Two markets sit side by side in this table. Studios and one-bedroom flats, often in residences, let steadily at measured prices. Large houses show a much wider gap between the cautious scenario and the top of the market: the state of the pool, the quality of the photographs and the number of genuinely comfortable bedrooms weigh heavily, and most of the income is earned in July and August. For a villa, then, the winter’s preparation decides the summer; for a flat, it is the regularity of the calendar that counts.

Neighbourhoods

The neighbourhoods of Mougins: the hilltop, the plateau, the valley, the estates.

  • The old villageA ring of tightly packed houses at the top of the hill, car-free, full of flowers, much photographed. Few homes, all old, none with a garage; they suit two people who want to walk out to dinner and wake up to the view over the hills.
  • Mougins-le-HautA quarter of residences built on high ground, on the eastern side of town, towards Sophia Antipolis and the Valmasque park. Flats with terraces and parking, shops on the central square: the address for work stays and for holidaymakers after a sensible price.
  • Tournamy and the Val de MouginsThe centre of everyday life, below the village: shops, services, recent buildings, quick access to the road that runs down to Cannes. Flats here suit conference delegates who come by car and families passing through.
  • The estates and the hillsGated developments, properties near the golf courses, lanes lined with cypress and olive trees. Here every home is a house, and every house has its pool: the heart of the summer market, with stays by the week.

What lets well

What lets well in Mougins: the whole house, ready on day one.

  • A faultless poolClear water, clean surrounds, safety equipment in place, heating stated if there is any. It is the first photograph in the listing and the first place the children run to.
  • Bedrooms on an equal footingIn a villa rented by three couples, nobody wants the small bedroom. Good mattresses throughout, blackout curtains, a shower room per bedroom where possible.
  • A kitchen for tenEnough plates, glasses and chairs for the stated capacity, a large fridge, a plancha or barbecue in working order. Groups entertain, and notice when something is missing.
  • A garden kept all seasonLawn watered, hedges trimmed, outdoor furniture set out and cleaned. We coordinate the upkeep of the garden as we do the pool’s, and check every visit.
  • Cannes at its true distanceClose on the map, further on a July evening or in a conference week. The listing gives a realistic journey time, and the guest book says where to park once down there.
On the ground

Managing a home in Mougins from Villeneuve-Loubet.

Mougins is reached by motorway from our base; for a home in Mougins, we group visits with those of Cannes and Le Cannet, its neighbours to the south, and of Valbonne to the north. A villa is not prepared like a studio: we allow the time it takes between a departure and an arrival, and advise against same-day changeovers when the house is large.

Before the season, we walk round the property with the owner: what needs repairing, what should be locked away, what guests may use. Pool and garden upkeep is coordinated by us: we keep the schedule of visits and check the result before every check-in. That scope is written into the proposal that follows the study.

In the houses, we welcome guests in person whenever possible, because there is too much to show for a message alone: the fuse board, the electric shutters, the pool cover, the waste sorting. In the flats of Mougins-le-Haut or Tournamy, a secure key box is usually enough. In every case, someone answers at any hour during the stay, and the owner receives a monthly statement of income and of the costs incurred.

Questions

What owners ask us in Mougins.

Does Mougins benefit from the Cannes conferences?

Yes, during the big weeks at the Palais des Festivals. Delegates, sometimes whole teams, prefer a quiet house or flat a few kilometres away to a room in the centre. We open those dates early, with prices and a minimum stay set for each event, and we spell out the journey and the parking.

I only use my villa a few weeks a year: can I keep my dates?

Of course. Your dates come first: you block them in the calendar, and we let around them. The most effective approach is to fix your summer weeks before winter, because large houses are booked far ahead and a week released in June fills less well than a week opened in January.

How do I find out the holiday rental rules in Mougins?

By asking Mougins town hall: obligations vary from one town to the next and with the home, and we do not summarise them here so as not to mislead you. Our guide to the 2026 rules explains the framework common to the French Riviera and lists the official sources; the study of your property is the moment to talk it through.

How much does your management cost in Mougins?

20% of the rental income paid out by the platforms, VAT included, for a villa as for a studio, with no set-up fee or subscription. The study is free and the set-up is on us; guests pay for cleaning and linen. For a villa, the exact scope, pool and garden included, is set out in writing in the proposal that follows the study.
