Who stays here

Who stays in Cagnes-sur-Mer: three kinds of guest, one town.

Summer belongs to families and couples who want the sea at gentler prices than in Nice. The pebble beach runs the whole length of the town, Cros-de-Cagnes has kept its pointus, the traditional fishing boats, and its fishermen’s chapel, and the train puts Nice fifteen minutes away. People come for a week or two, mostly by car, sometimes without one.

In winter, the Côte d’Azur racecourse gives Cagnes a season its neighbours do not have. From December to March its winter meeting brings trainers, racehorse owners, jockeys and racegoers, some of them for several weeks. These are long stays, in the depths of the low season, from guests who need a kitchen, a washing machine and somewhere to leave the car.

In between, Cagnes lives off Nice airport, about ten minutes away, off spring and autumn weekends, and off its museums: the Château Grimaldi at the top of Haut-de-Cagnes, and the Renoir Museum, in the house and olive grove of Les Collettes where the painter spent his last years. In summer the racecourse also races at night: one more outing for families on holiday.

How much does our management cost in Cagnes-sur-Mer?

CA Conciergerie offers holiday rental management in Cagnes-sur-Mer for a single commission of 20% of the rental income paid out by the platforms, VAT included, calculated after their fee and excluding cleaning fees. No set-up fee, no subscription: the property study is free and the set-up (photos, listings, going live) is on us. Cleaning and linen are paid by guests. Example: in a month when the platforms pay you €2,000, our commission is €400, VAT included; your income lands directly in your account. Our pricing in detail

The shape of the year is the coast’s: a heavy summer, decent shoulder seasons, a quieter winter. What the curve does not show is the texture of that winter in Cagnes: the race meeting from December to March, and the Nice Carnival in February, a quarter of an hour away by train, bring long stays at moderate prices. Fewer expensive nights, more nights overall: over a year, a home priced with discipline feels the difference.

Areas

The neighbourhoods of Cagnes, from the fishing harbour to the castle.

  • Cros-de-CagnesThe old fishing village, settled more than two centuries ago, with its little harbour, its Saint-Pierre chapel and its boules players. Flats a few steps from the beach, in high demand in summer. On the other hand, the seafront boulevard stays busy late into the night in July and August, and parking is scarce.
  • Haut-de-CagnesThe medieval village, perched around its castle. Stone houses, roof terraces, views down to the sea. The streets are narrow and one-way; cars stay in the village car park or down below, where a shuttle bus climbs up. A charm paid for in steps: it has to be written down, with advice to travel light.
  • The centre and the stationCagnes-Ville, its shops, its railway station and its bus station. Newer buildings, often with a lift and parking, a good fifteen minutes’ walk from the sea. Less charm, more convenience: winter stays and car-free guests settle here happily.
  • The hillsFrom Les Collettes to the heights of the town, villas and houses with gardens, sometimes a pool, often a view. The quiet is real, a car is a must, and garden upkeep goes into the calendar like a booking.

What lets well

What lets well in Cagnes: made for summer, ready for winter.

  • Small spaces, well keptIn Cagnes, studios and one-bedroom flats are the homes that let most steadily. What sets them apart: a real bed rather than a sofa bed, storage, light handled well in the photographs.
  • A kitchen and a washing machineEssential for winter stays, which run to weeks. Useful in summer too, for families who do not eat out every night.
  • Heating as much as air conditioningA seafront flat can be chilly in January. Reversible air conditioning, heavy curtains, a winter duvet: long-stay guests notice from the first night.
  • A station within walking distanceCagnes or Cros-de-Cagnes: ten minutes’ walk from a station, the home opens Nice, Antibes and Monaco to guests without a car, and the listing can say so.
  • Noise, dealt withNear the seafront, serious double glazing and a bedroom at the back are worth more than an extra view.
On the ground

Managing a home in Cagnes: it is next door.

Cagnes-sur-Mer borders Villeneuve-Loubet, where we are based: along the seafront or through the back roads, we are there in minutes. That helps on a race night at the track, when the streets around the Cros fill up, as much as on a January morning when the heating refuses to start.

Arrivals are organised by neighbourhood. In Haut-de-Cagnes, we meet guests at the foot of the village whenever we can, and the guest book says where to leave the car; in the Cros, it gives the hours when parking becomes difficult. When a stay runs to several weeks, the pre-arrival check and the departure inventory are both done with photographs.

The rest does not change from one town to the next: hotel-grade linen, inspected cleaning, an on-call line during stays, a statement every month, and your income paid to you directly by the platforms. Our commission, 20% of rental income including VAT, is invoiced separately (our pricing). Towards Nice, our management in Saint-Laurent-du-Var follows the same calendar, with the airport on top. The local rules — declaration, registration number, day ceiling, change of use — are in our 2026 guide, town by town. And to compare with a long-term let: holiday let or long-term let, the figures for a one-bedroom flat.

Questions

What owners ask us in Cagnes.

Does the winter race meeting really fill a calendar?

It does not turn January into August. From December to March it brings steady demand for long stays at moderate prices, all the more so when the home is near the racecourse and easy to live in: kitchen, washing machine, parking. We open those weeks early, and prices follow demand.

Does a house in Haut-de-Cagnes let like a flat near the beach?

Not quite. With a terrace and a view it commands more per night; its season, though, is shorter, and its guests must accept the steps. We photograph it for what it is and describe the access as it is: that is what avoids bad surprises, and bad reviews.

My studio is small: is it worth letting by the night?

Often, yes. In Cagnes, small homes are the ones that let most steadily, and the gap with a long-term let is clear. The online estimate shows it for your address; the study looks at what will make it look larger in photographs and easier to live in.

How much does your management cost in Cagnes-sur-Mer?

The same everywhere: 20% of the rental income paid out by the platforms, VAT included, with no set-up fee or subscription. Cleaning and linen are paid by guests. Details and a worked example: our pricing.
